This  beautiful 3 bedroom 2 bath home  15771 Chantilly St Chino Hills with huge front and back yard was listed on FSBO websites for nearly 3 weeks with no action. When we asked her what was the reason for not working with a realtor she mention 2 things:

  1. Desire to save on 6% commission which amounts to $34,000
  2. Previous negative experience with a Realtor when he would not cancel listing agreement before expiration due to changes in her situation (basically planned job transfer did not occur)
  3.  Desire not to pay commission if she finds her own buyer or if her friend or relative decides to buy her house.

In this particular case, home seller is relocating out of state and was complaining that she is inundated by calls and emails not from home buyers, but from from 2 main categories of callers: 1 – gullible “Flippers/ Wholesalers/Investors” – you know the ones who paid $2599 for a 6 hour seminar on how to “flip” homes and now searching for a home seller that “needs to sell fast” and second category – Realtors wanting to list this home for sale.

Upon researching several companies she found our website (after all it ranks #1 in Google Search Under “Discount Realtor”), and comparing FSBO vs. Full Service Listing in MLS , she decided to list this home with our firm because she liked our sales record (where we close deals at 98% of listed price) comprehensive marketing plan, low fees and positive attitude!

Step 3 – Personalized and engaging Email Blast using Mailchimp.com to over 2500 local agent alerting them of the new property

Step 4 – Social Media Marketing! At the moment we are running 2 ads on this property one thru Adwerx.com with awesome results and another one on Facebook! On average our ads shown 5000 times a day to prospective buyers!

Step 5: Seller agreed to Install an Electronic Supra LockBox on the property, so agents can show the house on a short notice! Statistics shows that Homes with Supra Lockbox shown 33% more by Realtors because they have assurance that even if home seller is not home, they still can show the house!

Step 6: We Installed a professional full size Yard sign alerting home owners in the neighborhood about this Property for sale! Maybe their friends or relatives wants to buy next to them?
